When you purchase a home in these communities, you are automatically a member of the golf club. There is no equity or deposits required to become a member. The value of the home, includes the value of the golf course membership. They can not be separated. When these homes are sold, the membership goes with the home, the seller can not retain the membership.
Bundled golf communities are rich in amenities. Not only is there golf, but also clubhouses, restaurants, tennis, gated, social activities, workout facilities and much more. What's the Annual Dues?
With bundled communities, all homeowners are members to the club. These owners elect a board of directors that is responsible for running the club and which then make decisions on how the club will run and be managed. Club dues can vary by bundled golf community based on the quality of the course, how well it was built, and how well the elected board runs things.
On an average, club dues run about $3,000 per year. Some a little higher, some a little lower.

How Good Are the Courses?
Some of the communities are older, with older course designs, while others are only a few years old. The golf courses range in maximum distance from 5,800 yards to over 7,000 yards. Each course differs in design, esthetics, fairway landings, putting greens and so on. For the most part, the courses are in great condition and can offer a first rate golf experience.
